Additional Charges & Costs

Costs associated with returning keys or documents following cancellation may be chargeable to the landlord.

Additional specialist contractor works or third-party compliance services may incur separate charges where applicable.

Any non-standard services requested by the landlord will be agreed in advance prior to instruction.

Tenant Fees

Holding deposit - Equivalent to one weeks rent.

Security deposit - Normally 5 weeks rent

Late rent fees - Interest on overdue landlord payments will be charged at 3% above the Barclays Bank base lending rate from the due date until the date of payment, where the payment is overdue by 7 days or more.

Lost Keys - Actual costs, reasonably incurred, of changing, adding or removing any lock or replacing any keys or security devices.

Other Charges You May Be Liable For Under Your Occupation Contract
Under the Renting Homes (Fees etc.) (Wales) Act 2019 and your occupation contract, the following charges may be recoverable from the contract-holder where they are payable in default of a contractual obligation. All such charges are limited to the actual cost, reasonably incurred, and supported by an invoice or receipt. No fixed fees, administrative mark-ups, or call-out charges are applied.

Repair costs the contract-holder is responsible for - where the contract-holder is liable for a repair under the contract and has not carried it out following proper written notice, the actual reasonable cost incurred by the landlord in carrying out the repair may be recovered.

Damage from breach of contract - where the contract-holder breaches a term of the contract and the breach causes a cost or loss to the landlord (for example a contractor call-out fee, or rent loss directly caused by the breach), the actual reasonable cost incurred may be recovered.

Costs arising from breach of any head-lease obligations - where the property is held under a superior lease and the contract-holder breaches an obligation under that lease, the actual reasonable cost to the landlord of putting it right may be recovered.

Removal of obstructions in common areas - where the contract-holder leaves an obstruction in a common area of the building and we have to remove it, the actual reasonable cost of removal may be recovered.
Cost of remedying unauthorised changes to the electrical installation - where the contract-holder makes a change to the electrical installation without consent (e.g. adding sockets, changing light fittings), the actual reasonable cost of any required electrical inspection and remedial works may be recovered.

Cost of a further written statement of the contract - where the contract-holder requests a further written statement of the occupation contract, a reasonable fee may be charged for providing it.

Guarantor liability - where a guarantor has been provided, the guarantor is liable to pay any overdue rent or other monies lawfully due under the contract on demand, and remains liable after the contract-holder has vacated the property until vacant possession is given.
