Choosing an agent

We offer a full range of services to landlords including all maintenance and compliance activities. Our service provision also covers some innovative insurance cover that will protect your assets and income. The first stage is an internal process for checking a tenant is suitable, our team is experienced and will ask lots of questions before any potential tenant even views a property. Once we have narrowed down this list the final checks are done by Rightmove referencing (the market leading brand in the UK) where all the legal checks, work references and landlord references are done. These checks are very stringent and once completed they will allow you to take out rent guarantee insurance. Once all these are passed our letting team will update you and advise.
We have three levels of service a premium, standard and basic level that start from 5% +VAT of the rental income per month. Our premium service covers everything including all certs and some insurances and is 16.5% +VAT. Please head over to our packages page for more details.

Rent Smart Wales

All properties in Wales need to be registered, the cost for this is £45 but covers all your properties. Currently you do not have to register your properties in England.
We advised all our clients to do the landlord training as we felt that being informed is a landlords best protection. If you use a managing agent though you do not need to do it.
This is a really great question. By carrying on with any activities (other than 1 activity per tenancy) relating to your rentals you would be in breach of your licence and at risk of losing it completely. We have many landlords that, for example, want to go in and fix a broken item but this is not allowed. Often landlords do not have public liability insurance so it is risky for that reason alone. If you are found to be breaching this, it is likely that your licence would be revoked. This would have a significant knock on effect to you being a professional landlord and you would not be allowed to manage any property yourself again. The advice is simple, if you use an agent let them get on with the job, they put their license at risk if they allow you to do it!
